Building warrant applications and forms
You must apply for a building warrant before carrying out most types of building or demolition work. This includes work to:
- construct a new building
- alter or extend an existing building
- demolish a building
- change the use of a building (for example, converting a house into a hotel)
A building warrant is a legal requirement. It ensures that your proposed work meets current building regulations. It also helps to confirm that, once completed, the work complies with these standards.

How to submit an application
Submit your application online using eBuildingStandards Scotland. This is the standard way to apply and allows you to upload documents and pay your fee online.

Other forms
The following forms cannot be submitted through eBuildingStandards Scotland. You can complete them using our online forms:
- Copy document/plan search form
- Letter of Comfort (LC1) - Request an inspection of building works without approval
- Letter of Comfort (LC2) - Request an inspection where a warrant has expired and no certificate of completion has been issued
- Erection of raised structure - CG1 - estimated cost up to £1,000 is £26.20, over £1,000 up to £5,000 is £52.38; cost above £5,000 – refer to Building Standards scale of fees.
- Request for consideration of alternative means of compliance form – no fee required
- Notice of finalisation of structural details can be downloaded – no fee required
