Building warrants and regulations
You need a building warrant before you can carry out most types of building or demolition work. You need them to:
-
construct a new building
-
alter and extend an existing building
-
demolish
-
change the use of a building (from a house to a hotel for example)
A building warrant is a legal procedure that must be followed. This is to make sure any that any proposed building work meets current building regulations. It is also to make sure that when the work is finished it meets these standards.

How to apply
You must submit:

Other building standards forms:
- Amendment to a building warrant application

- Erection of raised structure application
- Late submission of completion certificate
- Notice of finalisation of structural details
- Notice of intention to use an approved certifier of construction
- Request for confirmation that proposed works do not require building warrant approval
- Request for inspection in respect of building works without statutory consent
- Request for inspection of work where warrant has expired and no certificate of completion issued

Legal stuff
Building warrants and planning permission are entirely separate legal requirements. They apply to different aspects of building development work. It is important that you check to see if you need either or both of them.
