Permissions for demolition work
If you plan to demolish all or part of a building, you will almost always need a building warrant before work starts. In some cases, you may also need planning permission or approval from other services. This page explains what permission you need, how to apply, and what to do when demolition is complete.
Applying early helps avoid delays and makes sure demolition work is carried out safely and properly.
Do I need a building warrant?
You will usually need a warrant to demolish a building or structure. Once granted, a demolition warrant is normally valid for three years. We will also set a clear start and finish date to stop buildings from being left partly demolished for long periods.
When the work is finished, you must send us a certificate of completion to confirm that the demolition has been carried out correctly.
When a warrant is not required
A warrant may not be needed if:
- a building must be demolished immediately because it is dangerous
- it is in a designated Housing Action Area for demolition
- the building is covered by specific legislation, such as explosives or nuclear installation laws

Do I need planning permission too?
You may also need planning permission, particularly if the method of demolition or how the site will be restored could affect the surrounding area.
