The Council has broken ground on another new council house development in East Kilbride.
Built on the site of the former East Milton primary school in the Westwood area of the town, the development comprises 30 high-quality amenity flats and is expected to be completed by winter this year.
Councillor Josh Wilson, South Lanarkshire Council’s Chair of Housing and Technical Resources, who carried out the traditional cutting of the first sod, said: “I am delighted to officially start construction work on this latest development.
“Improving the quality and range of housing suitable for meeting a wider range of needs is a key strand of South Lanarkshire Council’s Local Housing Strategy and the council’s Home+ new-build programme provides an important opportunity to purpose-build accessible homes to meet the needs of older residents and people with particular needs.
“These flats are specifically designed to be suitable for older people and, with East Kilbride having both a housing shortage and an ageing population, this is clearly something that is greatly needed in the town.
“Built to the latest standards of accessibility these spacious amenity flats incorporate a range of design features that will enable older people to live independently in their own homes for longer.”
Daniel Lowe, Executive Director of Housing and Technical Resources at South Lanarkshire Council, said: “This site is one of many former school sites that have been re-used by the council to help meet the pressing shortage of affordable housing across South Lanarkshire. Like this one at East Milton, these former school sites are in great locations, putting affordable housing where it’s needed in the heart of established communities.
“The council’s Home+ programme, supported by Scottish Government affordable housing grant subsidy, continues to make good progress in delivering new homes to tenants throughout South Lanarkshire. With 168 new homes complete to date, and a further eight projects scheduled to deliver a further 190 homes in 2018/19 on sites in East Kilbride, Hamilton, Blantyre and Clydesdale, we are well on our way to delivering our target of 1000 homes by 2021.”
Designed by Scott Mullan Associates, the development will be constructed by Glasgow-based company CCG and will comprise one- and two-bedroom amenity flats spread over five three-storey blocks.
CCG’s Financial Director, Bernie Rooney, said: “The new homes will be constructed using a timber-frame system that is manufactured off-site in our bespoke manufacturing facility, CCG OSM, in Cambuslang. This form of construction ensures quality with greater accuracy and consistency compared with traditional construction methods. It gives enhanced thermal performance thanks to better air tightness and, when on-site, a faster speed of build.”
The homes’ environmental performance will be further enhanced with energy-saving products such as an enhanced level of insulation specification, solar panels, and modern heating systems and boilers, ensuring that the future residents will benefit from savings on their energy bills.
To specifically meet the needs of older people, the properties will have lift access, large entrance halls and extensive gardens with designated seating areas, while disabled spaces will be included among the parking facilities.
