Short-term lets in Scotland – Licensing Scheme
Short-term let licences
If you rent out a property for short stays in Scotland, you must have a licence. Since 1 October 2022, all new hosts must apply and be approved before taking bookings or guests.
Who needs a licence
You need a licence if you let out a property as a short-term let. This includes whole homes, rooms or shared spaces.
Apply for a licence
You can apply for short-term let licence online and download our short-term lets policy to understand the rules. You must wait for approval before you host guests.
Check or report
You can search our licensing register of applications to check if a property is licensed. You can also report any problems with a short-term let in your area.
