Repairs you are responsible for
Some repairs are the tenant’s responsibility, including:
- decorating and small plaster repairs
- floor coverings (not floorboards)
- curtain rails and decorative light fittings
- bulbs, plugs and fuses (if not fitted by the council)
- batteries for battery-operated smoke alarms
- extra locks, spy‑holes and security chains
- dividing fences and garden outhouses

Tenant damage (chargeable repairs)
You may be charged for repairs caused by:
- damage or misuse by you, family or visitors
- lost keys or lock changes
- broken glass
