Tenant surveys
Each year, Landlord Accreditation Scotland selects a random sample of accredited properties and carries out tenant surveys. Around 10 percent of accredited homes are included.
The survey asks tenants about:
- the condition of their home
- how repairs and communication are handled
- whether they feel the landlord meets the expected standards
This feedback helps identify areas that need improvement and highlights good practice.
When property inspections take place
Property inspections are not carried out on every accredited home. However, an inspection will happen if:
A tenant reports a serious issue
If a tenant raises a complaint with Landlord Accreditation Scotland and can show evidence that the property may fail the “Below Tolerable Standard” test, an inspection will be arranged.
This evidence must be verified by environmental health before an inspection can go ahead.
A Repairs Enforcement Order is issued
If the Housing and Property Chamber issues a Repairs Enforcement Order for a property, Landlord Accreditation Scotland will step in. In these cases, they will first speak with the landlord to try to resolve the problem and agree on a plan to put things right.
Working together to maintain standards
These checks help make sure accredited landlords continue to meet the Scottish Core Standards and provide safe homes. If issues are identified, support is offered to help landlords take the necessary action.
