Factoring/Common repairs
Factoring services for your block
We factor more than 2,000 blocks of flats across South Lanarkshire. This means we arrange repairs and maintenance for shared areas and send owners a share of the costs. You will get regular statements and billing information, and you can pay your factoring bill online. Owners can also report or query common repairs at any time.
What we look after
We arrange work for shared or common areas, including:
- roofs and external walls
- the close, landings and close windows
- main entrance doors
- close lighting
- bin stores and drying areas
- drains and communal water tanks
- shared paths
Your title deeds or deeds of declaration of conditions confirms those areas classed as shared or common.
Factoring charges and statements
We send you a breakdown of your annual factoring charges every February.
Payments are due before the end of:
- June
- September
- December
- March
You also receive a three‑monthly statement showing repairs, charges and payments on your account.

Common repairs
Each owner is responsible for their share of repair and maintenance costs for shared areas.
When a repair is completed, we divide the total cost between all owners in the block and send you a bill for your share.
If your home uses a communal heating system, you will pay for your own heating and hot water based on your usage. Council tenants pay this with their rent. Owners pay it with their quarterly factoring charge.

The total cost of common area repairs are generally divided between all properties in the block. A bill representing each owner's share of the total cost of the work will be sent once the job is finished. Factoring bills can be paid online:
Owners of flats in council-factored blocks can query a common repair or report common repairs by using the link below. To report common new repair issues you can call the repairs centre on 0303 123 1010.
Selling or subletting your flat
If you are buying or selling a flat in a factored block, your solicitor must contact us so we can update our records and issue the correct factoring or common repair charges.
