Caravan site licence
Types of caravan site licence and Licensing Conditions
Since May 2017, there are two types of caravan site licence, and some sites need both. The type you need depends on how your site is used. You must apply to us and provide the required documents, including a site plan. We will review your application and let you know our decision within three months.
Types of licence
There are two main types:
- a Holiday/Tourer site licence for temporary, holiday type purposes and/or a
- a Permanent residential site licence if people live on your site all year round
Tent-only only sites do not need a caravan licence, but you may still need planning permission.
Licence conditions
Licences have conditions that may include:
- the maximum number of mobile homes to be stationed on the site.
- the type of caravan, for example, residential, static holiday or touring.
- the permitted density (the number per acre/hectare) and the spacing between caravans.
- ensuring sanitary and other facilities, water supply, drainage, services and equipment are supplied and maintained.
- the construction of roads and the requirement to provide access for emergency vehicles
- requirements for pedestrian routes
- requirements relating to gas and electricity supplies
- requirements for lighting
- ensuring arrangements are in place for the collection and disposal of waste
We will only issue a licence where such conditions are met.
The Scottish Government publish Model Conditions for Residential Caravan Sites which can be found here: Model Standards for Residential Mobile Home Site Licences Similar conditions exist for holiday/tourer caravan sites, however they also include conditions that apply to communal facilities, e.g.- shower and toilet blocks.
